If you’ve been watching the national news, you might think the housing market is falling apart. That’s not what I’m seeing here in the Southern Tier and Finger Lakes. The market hasn’t stopped, and it hasn’t stopped here either. It is changing, and that’s actually good news once you understand what the shift means for you.
Our market is local, so the statewide number can mislead you. When you hear that the median home price in New York State is around $475,000, remember what goes into that figure. The entire state gets rolled together, including New York City and the big metros, and that pulls the number way up. Right here in Schuyler County, where I am, median prices sit in the $200,000 range, and lake properties can push a bit higher. The statewide headline has almost nothing to do with what a home actually costs in our area, so don’t let it scare you off.
Buyers finally have more choices again. For the last several years, buyers often had to make quick decisions because there simply weren’t enough homes, and they were competing against other offers. It got stressful, and some buyers threw up their hands and quit. You shouldn’t be quitting, because the market is still there for you. With more homes to choose from, you have room to slow down and find the one that actually fits your price, condition, and location priorities.
A great agent gets you into the right home and the right loan. If you’re buying, work with an agent who knows what’s happening on the ground and will teach you as you go. A good one helps you land on the right price, condition, and location for what matters to you, and points you toward bankers with programs built for buyers. What I don’t want you to do is jump online and get preapproved with an online bank. Get into a local bank and see what fits you, because there are real loan programs and grants for first-time buyers worth exploring.
We just had a buyer land a solid down-payment-assistance grant through a local lender program, and there are more of those out there than most people realize. If you’re wondering whether the timing works for you, first-time buyers are coming back into this market, and some of the down payment assistance out there surprises people.
For sellers, correct pricing is what moves a home now. Good homes that are priced correctly are still selling. This is no longer a market where you can put a high price on a home and expect buyers to compete for it automatically. Price, condition, and location matter more than they have in years. If you’re getting a home ready to list, focusing on the upgrades that are actually worth the money will do more for your sale than guessing. Interest rates are still high, but working with the right agent and the right bank, there are programs and approaches that help on that front too.
A changing market is an opportunity, not a warning. So it’s not a bad market. It’s a changing one, with more opportunities for buyers and steady results for sellers who price correctly. I’m seeing days on market still land in that 30 to 60 day range, a little slower than before, but from Watkins Glen to Corning to Elmira and across the Finger Lakes, there are wonderful buys out there. Get into the market, connect with an agent you’re comfortable with, and make sure you’re getting good information.
