Here are the numbers you need to know from Southern Tier’s third quarter.

It’s hard to believe, but the third quarter of 2021 is already over. Each quarter, I like to take a look at the numbers and figure out where our real estate market might be heading. 

From the beginning of July 2021 to the end of September 2021, we had 723 total residential listings, the median home price was $165,000, and the average sale price was $209,350. Compared to this time in 2020, we have the exact same number of listings, but prices have increased. 

Our market is also moving fast. In 2021, the average home stayed on the market for only 37 days, while in 2020, the average was 79. Because the pace of the market is increasing and prices are rising, our dollar volume has grown as well. To give you a complete look at the third quarter, I want to quickly break down the numbers for each month, starting with July:

July 2021

Total listings: 253

Median sales price: $154,000

Average sales price: $206,000

Average days on market: 37

August 2021

Total listings: 271

Median sales price: $180,000

Average sales price: $218,000

Average days on market: 36

September 2021

Total listings: 199

Median sales price: $165,000

Average sales price: $204,000

Average days on market: 37

As you can see, things began to slow down a little bit in September, but don’t be alarmed. This is a normal seasonal shift we see in a healthy real estate market.
